New high luxury villa (June 2006) located in the outskirts of Albufeira, between Albufeira and Vilamoura, 1000 m in straight line from the beach of Olhos d’Água (EU blue flag). Located in a quiet environment amidst pine trees, a selection of restaurants can be found within 300 m from the property. There are several golf clubs within easy reach, and a riding centre is only 400 m from property. Two nearby marinas (Albufeira and Vilamoura) are to be found within 3-5 km. No less than 13 other EU blue flag beaches within 10 km. Nightlife entertainment includes casino with international shows, and a countless selection of bars, restaurants and discos within a radius of 5 km.
Implanted in a private walled plot of more than 6400 m², with pine trees, extensive gardens, more than 1400 m² lawn, parking place for 4 cars and security alarm, the villa in modern colonial style consists of 400 m² living area spread over two floors.
Ground floor consists of an entrance hall (25 m²) with a staircase to the first floor, cloak room (4 m²), guest WC (5 m²), lounge (25 m²) with open fireplace, settees and large plasma satellite-TV with home cinema, dining room (25 m²) seating 12 persons, a corridor leading to the bedrooms area, 1 twin bedroom (15 m²) with en suite bathroom with whirlpool bathtub, 1 twin bedroom with en suite bathroom and direct access to the pool area, an office room (10 m²) and a library, a fully equipped kitchen (27 m²) with marble walls and floor, breakfast table, and a laundry room; from the lounge and from the dining room a total of three French doors give direct access to the pool area.
First floor consists of 2 double bedrooms (20 m²) with en suite bathrooms and private balconies with pool & garden view, 1 twin room (18 m²) with en suite bathroom with corner bathtub with whirlpool and garden view. All rooms are equipped with air conditioning, built-in closets, TV and DVD.
Outside, guests enjoy a heatable swimming pool (12x 5m) with underwater light and a children pool area, surrounded by a terrace (350 m²) with pool shower, as well as a shaded terrace (25 m²) with BBQ and an outdoors equipped kitchen. There is also a fast tennis court with a practising wall (tennis racquets & balls not provided).
5x per week maid service (4 hrs per day) included in price.

The place we know today as Albufeira is not just a “Tourist Capital” in Portugal. It is also an area full of history, with vestiges of human occupation since the remote Neolithic and Bronze ages. Tourism began to flourish from the 1960’s and gave a breath of fresh air to the local economy. As Albufeira grew, so it became a “city” in 1986 and continues to evolve and expand even into the present day. In order to cope with the growing needs of the Tourist industry, Albufeira was obliged to overflow its historical urban boundaries into the surrounding countryside in order to build the necessary quality accommodation and install the accompanying luxury services they require. Montechoro, Areias de São João, Olhos d'Água and the famous Oura now became new centres of attraction for visitors. The recent completion of the Albufeira Marina has extended the town’s urban development from its eastern side over to Galé and Salgados in the west.
The borough of Albufeira receives a considerable percentage of the 5 million tourists who visit the Algarve annually. The frenetic summer season now extends into the rest of the year, for visitors of all ages and from all over the world.
Its extraordinary climate, with more than 3000 hours of sunshine per year and the friendly charm of its people persuade many foreigners to move residence to the region, either temporarily or permanently.
